Crabcakes & Football, Baby!
We have officially contracted to build our dream house!

We signed the contract on 05/18/2020.
We had our meeting at the design center to pick our finishes on 05/22/2020.
We have a meeting with the builder representative to pick out exterior options and sign the final contract on 05/31/2020.

They said it will take approximately 6 weeks to obtain all the necessary permits, and 4.5-5 months to build. We are hoping to be in by Christmas!

Views from the middle of our 2.746 acre lot.

Wow! Major, major congratulations! The house is so classic and amazing and the view from your lot is so serene  Just perfect.

Yes, please post pictures!

ETA: this is so off-topic, but I just hovered over your signature, read 'always a sucker for lime green or all black matte' and I soooo can relate! :amuse:

for a peak into our general design style, here is the listing for our current home:

https://www.redfin.com/MD/Bel-Air/1316-Agora-Pl-21014/home/14492090

(technically not even our house anymore! we are renting back for the next 3 weeks, then moving in with family)

the house was a 90's baby when purchased, with laminate kitchen counters, medium oak colored cabinets throughout kitchen and baths, salmon color carpet throughout, terra cotta, yellow, and purple paint. we put in the hardwood floors, renovated the bathrooms and kitchen. painted everything neutral. it was so chaotic before.

some furniture is coming with us, some is being sold

Some comments regarding the floor plan on first floor mud room and 1/2 bath. The 1/2 bath is inconveniently small. I would double it’s size by getting rid of the entry clothes close and mud room closet. I would also get rid of the entry door to the foyer, and install closet (for storage and hanging coats) along the wall in back of 1/2 bath. The original mud room door to the foyer is cumbersome and unnecessary. There is one too many door to open/c.ose, and there is not much room to do so.
One more suggestion is to install a window (big or small, can open or not) in the 1/2 bath.

i appreciate the input, but we have already signed off on the layout, and cannot change it now. we did see this exact home in person, and the spaces mentioned are not as small as they appear in the layout.

For the cooking stove in the kitchen, consider having a vent pipe leading directly to outside. This feature helps rid of grease/smoke from cooking and baking. The vent pipe can go down through basement to outside.

master bath - shouldn't need much except some decor pieces, which won't be purchased until after i see the space and know what we need. one thing for sure, i have a large soaking tub, and i would like some nice jars to hold bath salts, bubbles, some candles, and also maybe a cute plant for the corner.

guest room - already have everything needed

hall bath - already have everything needed

son H's room - already have everything needed. he is switching to a toddler bed once we move in. will need new items when nursery furniture is handed to baby #2. probably going with cars (actual cars, not the movie) for a little bit of a theme

baby #2's room - will need a dresser and some miscellanous shelves. most items will be coming from H's room

play room -
toy storage x 2 - ikea kallax shelf system, white - https://www.ikea.com/us/en/p/kallax-shelf-unit-white-80275887/
will also get storage baskets for about half of the cubbies
craft / coloring table - ikea sundvik table, white - https://www.ikea.com/us/en/p/sundvik-childrens-table-white-10201673/
chairs to go with x 2 - ikea sundvik chairs, white - https://www.ikea.com/us/en/p/sundvik-childrens-chair-white-60196358/

family room - will have to wait until we move in and can assess the space, but we want a sectional with a chaise, probably.
something like these:
https://www.royalfurniture.com/item/ardsley-5-piece-sectional-with-right-chaise/468443851
https://www.akinsfurniture.com/prod...s/dellara-5-piece-sectional-with-chaise-8998/
https://www.oldcanneryfurniture.com/furniture/stanton-320-lux-linen-3pc-sectional

that's all for now! a lot will likely be purchased after we move in and see what we're working with
thankfully, we have a lot of furniture we can use in the meantime. (master bedroom furniture, family room, dining room, etc) i'm having a hard time putting my finger on what to search for in terms of dining room furniture. i'm not sure what style i like. i know what i don't like, and thats all i've been finding lol
